On October 4th, your 2016 Estates of Forest Creek Homeowners Association (EFC HOA) Board Members reviewed, compared and approved the 2016 HOA Actual vs. Budget financials through the end of September. Good news to report in that our HOA expenses are still in line with the budget.
Our 2016 annual HOA membership drive campaign unofficially ended at the end of the 3rd Quarter with 60% participation (259 homes), a little shy of our aggressive annual goal of 291 members. Good news is that a few more joined the HOA since then and overall, this primary revenue generator for us has been sufficient to fund this year’s budgeted expenses.
As most of you know, our HOA has invested in several Hearst Castle Way median improvements (i.e., reworking existing beds, adding new beds) that are already making our neighborhood more beautiful. Several more landscaping improvements are still in the works. Your HOA membership dues along with a closely managed expense budget are making this possible.
We have saved HOA funds by contracting with a new, more cost efficient landscaping firm. In addition, our water costs are still running lower than previous years due above average rainfall. Good news on the expense front!
It is not too early to pay your 2017 annual HOA membership dues. Getting early payments definitely help ensure we have a strong revenue stream to draw from to cover our annual expenses. I encourage you and your neighbors & friends to Renew / Join Now.
When logged into the secure HOA Members Only portal, current EFC HOA members can now easily access our detailed HOA budget spreadsheet and meeting minutes on a new “Board Meetings & Budget” webpage.
We need your financial support to keep our EFC neighborhood financially sound and a beautiful place to live. If you have any further budget related questions, please do not hesitate to let me know by using our website Questions/Comments input form.
